may be reserved by completing and signing a ‘Letter of Intent'.
A reservation deposit of R150,000.00 is payable to the Trust
Account of the Transferring Attorneys Deneys Reitz Inc. This deposit
will bear interest in terms of S78(2)(A) of the Attorneys Act
to the benefit of the Purchaser pending registration of Transfer.
A formal Agreement of Sale and related documentation including
Architectural Guidelines and Buidling Rules will be finalised
shortly, and Purchasers who have reserved stands will be contacted
during January and will be required to sign an Agreement of Sale
within 21 days of being called upon to do so.
Sub-division of Erf 1 is anticipated to be approved by the Surveyor
General early in 2008, after which the Proclamation process will
be undertaken.
We envisage being able to commence with transfers by May next
year.
On registration of transfer an owner is obliged to become a member
of the Mjejane Home Owners Association Section 21 Company and
be bound by it’s Memorandums of Articles and Association
for as long as he remains an owner of a stand, which documentation
will be available for inspection.
On registration of transfer, the owner becomes liable for payment
of the monthly levy to the Mjejane Home Owners Association.
Building must commence within 36 months from date of registration
into the name of the Purchaser. Once commenced, building works
must be completed within 12 months.
Building plans and operations must comply with the regulations
as laid down in the Architectural Guidelines and Building Rules,
subsequent to the approval thereof by the Estate Architect and
Aesthetics Committee.
No styles or themes have been adopted for Mjejane. The vision
for this development can be described as sophisticated modern
